• Efforts to restore the structure to its original condition and allow
for upgrades to meet current living needs will be prohibitively
expensive and it will be incapable of earning an economic return
on its value.

Based on the evidence of qualified sources, efforts to restore
the structure to its original condition and allow for expansion
will be incapable of earning an economic return on its value,
in order to restore the modest cottage to its original
architectural configuration, it would require the restoration of
the front porch and stairs, the replacement of a!l windows and
restoration of window trim, the remova[ of a used•brick
wainscot and fireplace with chimney, the remova[ of some
internal walls, and the restoration and infill of portions of the
wood siding.
