AN ORDINANCE AMENDING THE
ALAMEDA MUNICIPAL CODE,
RELATING TO FRONT YARD SET -
BACK PROVISIONS (ZONING
ORDINANCE).
BE IT ORDAINED BY THE COUN-
CIL OF THE CITY OF ALAMEDA:
Section 1. That Sections 11- 134(e),
11- 138(e), 11- 1312(e), 11- 1316(e) and
11- 1320(e) of the Alameda Municipal
Code are hereby amended to read
as follows:
Sec. 11- 134(e). Front Yard: 20
feet. In any full block frontage
of lots in a new residential de-
velopment the Planning Board
inay approve front yards which
vary from fifteen (15) to thirty
(30) feet, provided that the aver-
age of all front yards in the block
shall not be less than twenty (20)
feet.
Sec, 11- 138(e). Front Yard: 20
feet. In any full block frontage
of lots in a new residential de-
velopment the Planning Board

vary from fifteen (15) to thirty
(30) feet, provided that the aver-

Section 2. That Sections 11- 14A 7(e),
11- 14A7(f) and 11- 14A7(g) of the Ala-
meda Municipal Code are hereby
amended to read as follows:
Sec. 11- 14A7(e). Balconies, can-
opies, cornices, fireplaces, galler-
ies, sunshades and similar archi-
tectural features, but not includ-
ing any wall or window surface,
may extend into any required
two (2} f diisstance not exceeding

porches or uncovered raised ter-

races not over 36 inches above the
finished grade, or uncovered stair-
ways, fire escapes or landing
places may extend into any re
quired front or rear yard a dis
tance not exceeding 6 feet and
into any required side yard a
distance not exceeding one -half
the width of the required side
yard.
Sec. 11- 14A7(g). In any R -I or
R -2 District where fifty percent
(50 %) or more of the building
sites have been improved with
buildings, the front yard setback
shall be equal to the average of
the setbacks of adjoining prop-
erties having the same frontage;
provided, however, no such set-
back shall be less than twenty
(20) feet, and any setback greater
than 30 feet shall be assumed to
be 30 feet in computing said
average. in computing the front
yard setback of a corner lot, the
average shall be computed assum-
ing a front yard setback of twen-
ty (20) feet on the side street side
of said corner lot.
Section 3. This ordinance shall be
in full force and effect from and
after the expiration of thirty (30)
days from the date of its final
passage.
