CONVEYING TO PONDEROSA HOMES A THIRTY -FOOT STRIP
OF LAND EXTENDING FROM PRESENT END OF WASHINGTON
STREET
WHEREAS, the Alameda Unified School District will convey
to the City of Alameda its interest in a thirty -foot strip of
land extending from the present end of Washington Street, con-
taining 0.309 of an acre of land, more or less; and
WHEREAS, said thirty -foot strip of land is not required
for municipal purposes and it would be in the public interest to
convey same to the adjoining property owner; and
WHEREAS, Ponderosa Homes, a California general partnership,
possesses an option to purchase the adjoining property known as
Subdivision Tract 4136;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY
OF ALAMEDA that:
Section 1 . The City of Alameda transfer by grant deed
unto Ponderosa Homes, a California general partnership, all that
certain real property situate in the City of Alameda, County of
Alameda, State of California, more particularly described as
follows:
All that certain real property situate in the
City of Alameda, County of Alameda, State of
California, being a portion of the lands of the Alameda
Unified School District of Alameda County, State of
California, a Public Corporation, as described in the
Final Order of Condemnation, filed for record on
August 29, 1974 on Reel 3764, Image 594, Alameda County
Records; said real property being more particularly
described as follows:

BEGINNING at the most southerly corner of said land of the
Alameda Unified School District, being the inter-
section of the northwestern line of the San Leandro
Basin with the southeasterly prolongation of the
centerline of Washington Street;
THENCE northwesterly along said southeasterly prolongation,
North 47 40' 35" West, 446.97 feet, more or less,
to the southeastern line of that certain Easement
granted to the City of Alameda, as said easement is
described in that certain Grant of Easement, filed
for record on August 16, 1976 on Reel 4486 Image 813,
Alameda County Records;
THENCE northeasterly along last said line and from a tangent
that bears North 44 53' 15" East, along the arc of
a curve to the left having a radius of 844.00 feet,
and through a central angle of 2 02' 15 ", an arc
length of 30.01 feet to a point of intersection with
a line parallel with and 30.00 feet northeasterly
from said southeasterly prolongation of the centerline
of Washington Street;
THENCE southeasterly along said parallel line South
47 40' 35" East, 449.74 feet to the aforementioned
northwestern line of San Leandro Basin;
THENCE southwesterly along last said line South 49 06' 11"
West, 30.21 feet to the Point of Beginning and
containing 0.309 of an acre of land, more or less.
Section 2 . Said conveyance shall be conditioned upon
Ponderosa Homes exercising its option to purchase the property
known as Tract 4136 and title to said property shall revert to
the City in the event Ponderosa Homes does not acquire said
property.
Section 3 . The Mayor of the City of Alameda is hereby
authorized to execute, and the City Clerk to attest, a grant
deed transferring the hereinbefore property to Ponderosa Homes,
a California general partnership.

Section 4 . This ordinance shall be in full force and
effect from and after the expiration of thirty (30) days from
the date of its final passage.

I, the undersigned, hereby certify that the foregoing
Ordinance was duly and regularly adopted and passed by the Council of
the City of Alameda in regular meeting assembled on the 15th day
of April, 1980,.by the following vote, to wit:
AYES: Councilmen Diament, Sherratt, Stone, Tillman
and President Corica - 5.
NOES: None.
ABSENT: None.
