APPROVING FINAL MAP AND BOND, AUTHORIZING EXECUTION
OF SUBDIVISION IMPROVEMENT AGREEMENT AND ACCEPTING
DEDICATIONS AND EASEMENTS FOR TRACT 8285 (ALAMEDA
LANDING RESIDENTIAL, PHASE 3)
WHEREAS, on May 13, 2013, by Resolution No. PB-13-07 the Planning Board of
the City of Alameda ("City") held a public hearing and unanimously approved a resolution
recommending that the City Council approve two tentative subdivision maps to create a
108 lot subdivision (PLN13-0060) and a 9 lot subdivision (PLN13-0061), both located at
2700 Fifth Street; and
WHEREAS, pursuant to Resolution No. 14834, the City Council approved
Tentative Map Tract 8131 for a one hundred eight lot subdivision on June 18, 2013; and
WHEREAS, Tentative Map Tract 8131 specified that the tract will be developed
into two phases; and
WHEREAS, pursuant to Resolution No. 14900, the City Council approved the
first phase of Final Map Tract 8131 for seventy-seven lots, including dedication of
Singleton Avenue and Mosely Avenue as public streets on March 4, 2014; and
WHEREAS, approval of second phase of Final Map Tract 8131 (now known as
Tract 8285) is ministerial and will not result in new environmental impacts beyond those
identified in previously approved documents; and
WHEREAS, said Final Map of Tract 8285 delineates thereon for dedication to the
public easement for utilities, streets and emergency vehicle access; and
WHEREAS, the tract infrastructure is all private and includes sanitary sewer and
storm drain lines, sidewalk, curb, gutter, street pavement, and landscaping. The
Homeowners Association will maintain the private infrastructure.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Alameda
that the Final Map of Tract 8285 be, and hereby is, approved.
BE IT FURTHER RESOLVED that said easements offered for dedication to the
public have been accepted on behalf of the public for use in conformity with the terms of
the offers of dedication.
BE IT FURTHER RESOLVED that the agreement for construction and completion
of the public improvements in said tract pursuant to the Subdivision Improvement
Agreement and all its terms and conditions be, and hereby are, approved and the City
Manager and the City Clerk are authorized and directed to execute and attest to,
respectively, said Agreement on behalf of the City of Alameda; and
BE IT FURTHER RESOLVED that the Security guaranteeing full and faithful
performance of said public improvements, labor, and materials will be hereby approved
as sufficient in amount before the execution of the Subdivision Improvement Agreement.
I, the undersigned, hereby certify that the foregoing Resolution was duly and
regularly adopted and passed by the Council of the City of Alameda in a regular
meeting assembled on the 3rd day of November, 2015, by the following vote to wit:
AYES: Councilmembers Daysog, Ezzy Ashcraft, Matarrese, Oddie
and Mayor Spencer — 5.
NOES: None.
ABSENT: None.
ABSTENTIONS: None.
