AUTHORIZING THE INTERIM CITY MANAGER, OR DESIGNEE, TO
EXECUTE A LEASE WITH KAI CONCEPTS, LLC, A CALIFORNIA
LIMITED LIABILITY COMPANY, FOR THIRTY-SIX MONTHS FOR
BUILDING 168 LOCATED AT 1651 VIKING STREET, ALAMEDA, CA
WHEREAS, Kai Concepts, LLC. (Kai Concepts) has been a tenant at Alameda Point
since 2013; and
WHEREAS, Kai Concepts leases Building 168, which includes approximately
28,636 square feet of interior space and 17,270 square feet of adjacent land, located at
1651 Viking Street for research and development related to the "Kiteboat Project," the
mission of which is to design power -assisted or autonomous kites that can be used for
waterborne transportation; and
WHEREAS, the term of the existing lease, dated May 8, 2016, with Kai Concepts
terminated July 31, 2022 and Kai Concepts is currently in holdover; and
WHEREAS, Kai Concepts and the City of Alameda (City) desire to enter into a
new lease for thirty-six (36) months with no renewal option and including a landlord
termination right upon six (6) months' prior notice; and
WHEREAS, the monthly base rent is $20,000.00 during months 1-12,
$20,600.00 during months 13-24, and $21,218.00 during months 25-36 of the renewal
term.
NOW THEREFORE, BE IT ORDAINED by the City Council of the City of
Alameda that by four affirmative votes that:
Section 1. The Interim City Manager of the City of Alameda or designee is
hereby authorized to execute on behalf of the City of Alameda, a Lease with Kai Concepts,
for thirty-six (36) months for Building 168, located at 1654 Viking Street, Alameda, CA,
subject to such technical or clarifying revisions as are reasonably determined necessary
by the Interim City Manager and approved by the City Attorney, and the City Clerk is
hereby authorized and directed to attest to the same.
I, the undersigned, hereby certify that the foregoing Ordinance was duly and
regularly adopted and passed by the Council of the City of Alameda in a regular meeting
assembled on the 20th day of September 2022 by the following vote to wit:
AYES: Councilmembers Daysog, Knox White, Vella and Mayor Ezzy
Ashcraft — 4.
NOES: Councilmember Herrera Spencer - 1.
ABSENT: None.
ABSTENTIONS: None.
