AUTHORIZING THE CITY MANAGER TO EXECUTE A LEASE
AMENDMENT FOR A PORTION OF BUILDING 25 WITH ALAMEDA POINT
BEVERAGE GROUP, A CALIFORNIA CORPORATION LOCATED AT 1951
MONARCH STREET, HANGAR 200, AT ALAMEDA POINT, ALAMEDA
CALIFORNIA, FOR A TERM OF TWENTY-FIVE MONTHS
WHEREAS, Alameda Point Beverage Group ("Alameda Soda") is a California
Corporation that manufactures and distributes fountain sodas and canned sodas made with
natural ingredients; and
WHEREAS, Alameda Soda has recently expanded its product line to include its canned
sodas; and
WHEREAS, Alameda Soda is an existing tenant of Hangar 200 at Building 25 at 1951
Monarch Street that has met its prior obligations to the City; and
WHEREAS, Building 25 falls within the footprint of the future De-Pave Park, and will
eventually be removed; and
WHEREAS; extending Alameda Soda's lease-term for an additional twenty-five (25)
months, starting August 1, 2024, will allow the City to receive revenue and until such time as
De-Pave Park Construction beings; and
WHEREAS, the monthly base rent for months one through twelve would be $0.74 per
square foot ($14,198.00 per month) and in months thirteen through twenty-five it will increase to
$0.77 per square foot ($14,907.90 per month).
NOW, THEREFORE, the City Council of the City of Alameda does hereby ordain as
follows:
Section 1. The City Manager of the City of Alameda or her designee is hereby
authorized to negotiate, execute, for and on behalf of the City of Alameda, a fourth amendment
to a lease with Alameda Point Beverage Group, a California Corporation, for an additional
twenty-five month term, in the premises located in Hanger 200 of Building 25 at 1951 Monarch
Street at Alameda Point subject to such technical or clarifying revisions as are reasonably
determined necessary by the City Manager and approved by the City Attorney, and the City
Clerk is hereby authorized and directed to attest to the same.
Section 2. If any section, subsection, sentence, clause or phrase of this ordinance if, for
any reason, held to be invalid or unconstitutional, such decision shall not affect the validity or
constitutionality of the remaining portions of this ordinance. The City Council of the City of
Alameda hereby declares that it would have passed this ordinance, and each section,
subsections, clause, or phrase hereof, irrespective of the fact that any one or more sections,
subsections, sentences, clauses and phrases are declared to be invalid and unconstitutional.
Section 3. This ordinance shall be in full force and effect from and after the expiration of
thirty (30) days from the date of its final passage.
