S. , RELATINC- TOFRONT, SIDE 2N1J REAR YARD REQUIREMENTS ON LOTS CF RECORD OF LESS THAN THE STANDARD AREA OE DIMENSIONS. RESOLVED EY THE COUNCIL OF THE CITY OF ALAMEDA that pursuant tc Section 11-172 of the Alameda Municipal. Code it is proposed by the Council tc amend Chan- ter 1 cf Title XI of the Alameda Municipal Cods (Ordinance No 1277 N. S.) to the extent that Section 11-1.A6 (d) be amended to road as follows: Sec. 11-14A6. °uildinp Site, Areas and Easements. (a) Any lot cc record with lesser area and/or dimensions than required by this Chapter e 1pt1nc prior to the date of adpp- tion of this Chapter, whether jmoroved . or unimproved, shall be considered a legal building site regardacse of its area or dimensions, and may be used, subject, howover, to yard height, bulk and all other applicable regulations; provided, however, that for such a lot in the R-1, One-Family Residence District and in the R-2, Two-Family Residence District the following front, side, and rear yard minimum requirements shall apply: (1) Front Yard Requirements. The front yard redired shall be aqusi to an average of thefront yard depths of the developed lots in the block to a maximum of fifteen (151 feet. (2) Side Yard Reouirements. Err a lot less than fifty' (5C) feet in width the side yard on each side of the banding, may be equal to ten (10) per cent of the width of such lot, reF,ardiess cf any height restriction, but no aide yard shall be less than three (3) feet in width, (3) Hear 10 Requirements. 77 For a lot less than 100 feet in depth and not less tan 85 feet the roar yard may be reduced to fifteen (15) per Cent of the depth of such lot. (b) For a lot having a depth of less than C5 feet the rear yard shall be not less than ten 110) feet in depth.
