APPROVING FINAL MAP AND BOND, AUTHORIZING
EXECUTION OF SUBDIVISION IMPROVEMENT AGREEMENT
AND ACCEPTING DEDICATIONS AND EASEMENTS FOR
TRACT 10305 (2100 CLEMENT AVENUE)
WHEREAS, on July 13, 2015, by Resolution No. PB-1 5-17 the Planning Board of the
City of Alameda ("City") held a public hearing and approved a resolution recommending
that the City Council approve a Vesting Tentative Map and Density Bonus application for
City Ventures Home Builder to construct 52 residential units and publicly accessible open
space on a 2.78 acre property located at 2100 Clement Avenue; and
WHEREAS, pursuant to Resolution No. 15083, the City Council approved Vesting
Tentative Map Tract 10305 on September 1, 2015; and
WHEREAS, approval of Final Map Tract 10305 is ministerial and will not result in
new environmental impacts beyond those identified in previously approved documents;
and
WHEREAS, said Final Map of Tract 10305 delineates thereon for dedication to
the public easement for utilities, public pedestrian and emergency vehicle access; and
WHEREAS, the tract infrastructure is all private and includes sanitary sewer and
storm drain lines, sidewalk, curb, gutter, street pavement, and landscaping. The
Homeowners Association will maintain the private infrastructure.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Alameda
that the Final Map of Tract 10305 be, and hereby is, approved; and
BE IT FURTHER RESOLVED that said easements offered for dedication to the
public have been accepted on behalf of the public for use in conformity with the terms of
the offers of dedication; and
BE IT FURTHER RESOLVED that the agreement for construction and completion of
the public improvements in said tract pursuant to the Subdivision Improvement
Agreement and all its terms and conditions be, and hereby are, approved and the City
Manager and the City Clerk are authorized and directed to execute and attest to,
respectively, said Agreement on behalf of the City of Alameda; and
BE IT FURTHER RESOLVED that the Security guaranteeing full and faithful
performance of said public improvements, labor, and materials are hereby approved as
sufficient in amount.
I, the undersigned, hereby certify that the foregoing Resolution was duly
and regularly adopted and passed by the Council of the City of Alameda in regular
meeting assembled on the 15th day of March, 2016, by the following vote to wit:
AYES: Councilmembers Ezzy Ashcraft, Matarrese, Oddie and
Mayor Spencer — 4.
NOES: Councilmember Daysog - 1.
ABSENT: None.
ABSTENTIONS: None.
